How buying from the US works

Five steps, one team on the ground, and an Italian notary protecting you at every stage.

  1. Pick a home

Real apartments with photos, floor plans, sizes and prices.

  2. Call & live tour

A short call, then a live video walk-through with our team in Italy.

  3. Reserve it

€5,000 takes it off the market while you review everything with your own lawyer.

  4. Sign with a notary

An Italian notary, a public official, checks the title and records your rights. Sign from the US by power of attorney.

  5. Get your keys

Registered in your name. Add furniture, home care or a rental service only if you want.

No surprises

What you pay

The price, plus Italian purchase taxes and the notary's fee. You get the exact total for your home in writing before you reserve.

No Italian bank account

You pay by wire from your US account. We get your Italian tax code for you and handle translations and paperwork.

No flying back and forth

See the home on a live video tour and sign by power of attorney. Come when you want to, not because you have to.

Questions

Is the home really mine?

Yes. The whole apartment is registered in your name in the Italian property register, signed before an Italian notary. No shares, no fractions.

What's the difference between "ready now" and "being renovated"?

A ready home is finished: you sign the deed and get the keys. A home being renovated is reserved for you with a notary-signed preliminary contract recorded in the property register. You pay in stages as work progresses and sign the final deed when it's done.

Can I rent it out when I'm not there?

Yes, if you want to. We can connect you with an optional rental and home-care service for the weeks you're away. It's your choice, not part of the purchase.

What happens to my €5,000?

It reserves the home for you. If the notary finds a problem with the title, you get it back in full. We'll walk you through the exact terms before you pay anything.

Do I need to travel to Italy to buy?

No. You can see the home on a live video tour and sign by power of attorney from the US. Many buyers visit once it's theirs.

Where is Lake Iseo?

In Lombardy, between Bergamo and Brescia, about an hour from Milan and its airports. Quieter than Lake Como, with the same mountains and water.
